SUMMARY

The Maintenance Technician – Electrician (Critical Environments) is responsible for supporting the safe, reliable operation of critical environment spaces within two commercial office towers in Downtown Toronto. This role provides day-to-day site coverage, inspections, basic troubleshooting, service response, documentation, and vendor coordination for electrical, mechanical, UPS, generator, fuel, controls, and related critical facility systems. The successful candidate will act as a first responder for critical environment issues, perform approved work within their electrical licence and site procedure limits, and help ensure uptime, safety, compliance, and minimal disruption to client operations.

KEY DUTIES & RESPONSIBILITIES

Critical Environment Operations 

Performs regular walkthroughs, inspections, readings, logging, housekeeping checks, and alarm response for critical environment spaces and supporting building systems. 

Monitors WAN/LAN/AV rooms, telecom rooms, electrical rooms, mechanical rooms, and other critical equipment areas to support uptime and uninterrupted client operations. 

Provides initial troubleshooting, issue triage, safe escalation, and coordination for critical facility issues. 

Follows approved site procedures, MOPs, SMOPs, EOPs, SOPs, change management practices, and risk mitigation requirements. 

Electrical / Technical Support 

Performs electrical inspections, basic troubleshooting, and approved minor electrical support within their electrical licence limits and site procedures. 

Reviews electrical distribution equipment, panels, switchboards, ATS, UPS status, generator interfaces, controls, alarms, and related infrastructure for abnormal conditions. 

Identifies deficiencies, documents findings, recommends corrective action, and escalates specialized or major electrical work to BGIS ITS or approved vendors. 

Supports planned maintenance, shutdowns, testing, and emergency response activities through preparation, coordination, monitoring, and documentation. 

Maintenance Support 

Performs routine and non-invasive maintenance activities where permitted, including visual inspections, exterior cleaning, and basic equipment condition checks. 

Supports preventive and corrective maintenance programs for critical facility systems, mechanical/electrical systems, BAS/BMS, controls, generators, UPS, fuel systems, and related infrastructure. 

Operates and monitors building systems within training, authorization, and site procedure limits. 

Ensures deficiencies are documented, tracked, escalated, and supported by complete maintenance records. 

Vendor Coordination and Client Support 

Coordinates and escorts vendors and service providers performing maintenance, repair, testing, inspection, and emergency response work. 

Provides site access support, work area coordination, safety interface, notifications, documentation, and escalation for vendor-performed work. 

Communicates professionally with client representatives, tenants, vendors, contractors, and internal teams to minimize disruption to critical operations. 

Participates in facility-related projects, repairs, planned maintenance, and critical environment improvement initiatives. 

Administration and Compliance 

Manages work orders from dispatch through completion using the CMMS and records accurate resolution details. 

Submits service records, inspection findings, reports, vendor documentation, and other administrative information accurately and on time. 

Maintains assigned tools, testing equipment, PPE, and related resources. 

Complies with corporate, client, regulatory, environmental, health and safety, fire protection, security, and site access requirements. 

Performs other duties as assigned, including emergency response, on-call support, minor repairs, reporting, and support of critical facility operations. 

 

KNOWLEDGE & SKILLS

309A Electrical licence – required. 

BES Class I and BES Class II – considered an asset. If not already completed, the successful candidate will be required to complete the applicable BES courses after employment. 

Minimum 1–3 years of relevant experience in electrical maintenance, commercial/institutional facility operations, critical environments, building operations, mechanical/electrical maintenance, or a related technical field. 

Strong electrical troubleshooting ability with practical knowledge of commercial building systems. 

Working knowledge of, heat pumps, generators, fuel systems, UPS systems, ATS, control systems, switchboards, PLCs, automation systems, BAS/BMS, electrical distribution, and related critical facility infrastructure. 

Ability to identify issues, document findings, coordinate corrective action, and escalate specialized work appropriately. 

Familiarity with MOPs, SMOPs, EOPs, SOPs, change management, lockout/tagout, electrical safety, and risk mitigation practices. 

Experience coordinating vendors and service providers performing repair, preventive maintenance, inspection, testing, and emergency response work. 

Working knowledge of Microsoft Office, including Outlook, Word, and Excel. 

Strong environmental, health, and safety mindset and strict adherence to PPE and safe work requirements. 

Ability to communicate effectively with clients, vendors, contractors, and internal teams. 

Must be able and willing to work onsite during assigned hours and be available for on-call/standby and emergency call-outs as required. 

Must be capable of obtaining appropriate security clearance. 

PHYSICAL AND WORK REQUIREMENTS 

Ability to perform regular site walks, inspections, and equipment checks. 

Ability to use hand tools and testing equipment and perform maintenance tasks within training, authorization, and electrical qualification limits. 

Ability to lift, carry, bend, climb stairs/ladders, and access equipment areas as required by site conditions. 

Must follow all safety procedures and wear required PPE. 

Must be available for on-call support, emergency response, and after-hours work as required. 

 

This is a regular, full-time position with a salary range of $54,185 - 67,732 per annum. The starting salary will be based on the successful candidate’s competencies, including but not limited to experience, education and performance related to this role.
